To buy or not to buy?

So we are thinking about buying a house. Rent in Tennessee is ridiculous for what you get and we figure that if we're going to be spending so much on housing, we might as well put our money toward a house (in a place where we actually like living as opposed to our apartment now) and if ever there was a time to buy it's now----before an election, when interests rates are low and there are plenty of options on the market. This is what we are thinking anyway. So we're open to advice for all those who have bought a house or those who have thought about it, but ended up not. Any thoughts or tidbits of advice?!?

If you can buy one for about the same as you pay in rent definitely. It is so nice knowing that you are not making payments on someone else's property every month. Also look into first time home buyer programs in your area they can give you a lot of good info and at least around here will help you get grants for things like down payments and loans so definitely worth it.

Also you might want to check out craigslist real estate listings in the area sometimes they have some cheaper ones that are for sale by owner.

I can't help you there, we are apartment dwellers, but I can imagine how nice it wiould be to not have neighbors above or beside you. Good luck with everything, especially since you've been treated so badly in where you are living now. Let me know.

I wish we could help as well but we'll be stuck in an apartment for a while. But one thing that Jeff and I have talked about is to be sure that where you buy a house is where you're going to want to be a few years down the road. Buying a house is great right now for the buyer but sucks for the seller. We're not sure when the housing market will pick up again so be sure that you want to stay where you are for a while so you're not stuck being the seller. Otherwise you could lose money.

(Sorry for the essay. Jeff and I are ALWAYS talking about buying rather than renting once he gets a job offer.)
